- Inquire about the professionalism and responsiveness of the builder’s staff to your queries
- Review the parent documents to confirm legal ownership and legitimacy
- Carefully examine the contract for all applicable fees and charges
- Verify the legality of the Promoter or Power of Attorney to transfer undivided shares of the land
- Confirm that the Land Owner, Promoter, or Power of Attorney has no rights over open spaces or terraces once the land shares have been transferred
- Ensure the contract specifies the exact area being sold to you
- Regularly visit the construction site to monitor progress firsthand

- Transparency and Documentation: Check for clarity in documentation and transparent practices by the promoter.
- Penalty Clause: Confirm the inclusion of a penalty clause in the agreement for any lapses.
- Use of Stilt Parking: Ensure that stilt car parking areas are not converted into commercial or residential spaces, as it constitutes a deviation.
- Plan Accuracy: Match the dimensions in the CMDA approved building plan with the actual building plan to ensure accuracy.
